NOTICE OF FORECLOSURE BY ADVERTISEMENT Notice of foreclosure by advertisement. Notice is given under section 3212 of the revised judicature act of 1961, 1961 PA 236, MCL 600.3212, that the following mortgage be foreclosed by a sale of the mortgaged premises, or some part of them, at public auction sale to the highest bidder for cash or cashier's check at that place where Circuit Court is held in Wayne County, Michigan, starting promptly at 11:00 a.m., on Thursday, April 9, 2026. The amount due on the mortgage may be greater on the day of the sale. Placing the highest bid at sale does not automatically entitle the purchaser to free and clear ownership of the property. A potential purchaser is encouraged to contact the county register of deeds office or a title insurance company, either of which may charge a fee for this information. Default has been made in the conditions of a certain Commercial Mortgage (“Mortgage”) to secure an indebtedness in the original amount of $650,000.00, from MVJO Enterprises LLC, a Michigan limited liability company, the Mortgagor, to U.S. Bank Trust Company, National Association, as Trustee for Velocity Commercial Capital Loan Trust 2025-2, Mortgagee, dated February 21, 2025, recorded on February 27, 2025, at Instrument No. 2025043286, Liber 59364, Page 616, as assigned to Mortgagee by assignments recorded at Instrument No. 2025195275, Liber 59617, Page 1027, and Instrument No. 2025195276, Liber 59617, Page 1028, all of the Records of the Wayne County Register of Deeds, on which Mortgage there is claimed to be due the amount of $729,602.27 as of September 30, 2025, plus regular interest accruing on the principal sum of $649,734.08 at the rate of 10.74% per annum, plus default interest on the principal at the rate of 5.0% per annum, plus loan fees that continue to accrue thereafter, plus late charges, corporate advances, and escrow advances that continue to accrue thereafter, plus any applicable contractual prepayment penalty, plus legal fees and costs. No suit or proceeding at law has been instituted to recover the debt secured by said Mortgage or any part thereof. Said premises are commonly known as 1425 Balmoral Drive Detroit, MI 48203-1442, situated in Wayne County, Michigan, and are described as follows: Land situated in the City of Detroit, County of Wayne, State of Michigan to wit: The West 100 feet of Lot 131, Palmer Woods Subdivision, according to the plat thereof, as recorded in Liber 32, of Plats, Page 16, Wayne County Records. Tax ID No.: 02004623. Notice is further given that the length of the redemption shall be six months from the date of sale.
