MORTGAGE FORECLOSURE NOTICE DEFAULT having been made in the terms and conditions of a certain mortgage made by Sabrina Watkins, a single woman, whose mailing address is 1426 Mariposa Drive, Wixom, MI 48393, to Orsa Credit Union f/k/a Community Financial Credit Union n/k/a Orsa Credit Union, 500 S. Harvey, Plymouth, MI 48170, dated October 27, 2021 and recorded on November 18, 2021 at Liber 57095, Page 111, Oakland County Records, on which mortgage there is claimed to be due at the date of this notice the sum of TWENTY-TWO THOUSAND THREE HUNDRED EIGHT AND 10/100 DOLLARS ($22,308.10) plus interest, at a rate of 2.625% per annum, together with any additional sum or sums which may be paid by the undersigned as provided for in said mortgage, and no suit or proceedings at law or in equity having been instituted to recover the debt secured by said mortgage, or any part thereof. NOW, THEREFORE, by virtue of the power of sale contained in said mortgage, and pursuant to the statute of the State of Michigan in such case made and provided, notice is hereby given that the undersigned will sell at public auction to the highest bidder, the premises described in said mortgage or so much thereof as may be necessary to pay the amount due on said mortgage, including all legal costs, charges and expenses, including the attorney fees allowed by law, and also any sum or sums which may be paid by the undersigned, necessary to protect its interest in the premises. Which said premises are described as follows: Property situated in the City of Wixom, County of Oakland, State of Michigan, more particularly described as follows: A parcel of land located in and being a part of the Southwest 1/4 of the Southeast 1/4 of Section 29, Town 2 North, Range 8 East, more fully described as follows: All that part of the West 20.00 acres of the South 1/2 of the Southeast 1/4 of Section 29 described as: Commencing at a point on the North line of said 20.00 acre tract, located 160.00 feet East of the Northwest corner thereof; thence East, along the North line thereof, 140.00 feet; thence South parallel with the West line of said tract 80.00 feet; thence West, parallel with the North line thereof, 140.00 feet; thence North to the point of beginning. Together with and subject to a non-exclusive easement for ingress and egress over a strip of land 20.00 feet East and West, by 80.00 feet North and South, adjoining the aforesaid parcel on the East side. Also, a non-exclusive easement for ingress and egress over the South 10.00 feet of the North 80.00 feet East and West 160.00 feet of the aforementioned 20.00 acres of the South 1/2 of the Southeast 1/4 of Section 29. The above Parcel of land being assessed and also described as follows: The East 140.00 feet of the West 300.00 feet of the North 80.00 feet of the Southwest 1/4 of the Southeast 1/4 of Section 29. Commonly known as: 1426 Mariposa Dr., Wixom, MI 48393 Parcel Identification No.: 96-17-29-451-002 The redemption period shall be six (6) months from the date of such sale unless the property is determined abandoned in accordance with 1948 CL 600.3241a, in which case the redemption period shall be thirty (30) days from the date of such sale. If the property is sold at foreclosure sale under Chapter 32 of the Revised Judicature Act of 1961, pursuant to MCL 600.3278 the borrower will be held responsible to the person who buys the property at the mortgage foreclosure sale or to the mortgage holder for damaging the property during the redemption period.
