NOTICE OF MORTGAGE FORECLOSURE SALE Attention homeowner: If you are a military service member on active duty, if your period of active duty has concluded less than 90 days ago, or if you have been ordered to active duty, please contact the attorney for the party foreclosing the mortgage at the telephone number stated in this notice. Notice of foreclosure by advertisement. Notice is given under section 3212 of the revised judicature act of 1961, 1961 PA 236, MCL 600.3212, that the following mortgage will be foreclosed by a sale of the mortgaged premises, or some part of them, at a public auction sale to the highest bidder for cash or cashier's check at the 13th Floor auditorium of the Coleman A. Young Municipal Center, 2 Woodward Avenue, Detroit, Michigan starting promptly at 11:00 a.m. on April 23, 2026. The amount due on the mortgage may be greater on the day of the sale. Placing the highest bid at the sale does not automatically entitle the purchaser to free and clear ownership of the property. A potential purchaser is encouraged to contact the county register of deeds office or a title insurance company, either of which may charge a fee for this information. Mortgage (the “Mortgage”) made by Linda Denae Sharp, a single woman, as Mortgagor, to Opportunity Resource Fund, dated December 5, 2024 and recorded on December 10, 2024, in Instrument No. 2024309408, Liber 59238, page 1281, Wayne County Records, Wayne County, Michigan. The balance owing on the Mortgage is $96,004.20 at the time of this Notice. The Mortgage contains a power of sale and no suit or proceeding at law or in equity has been instituted to recover the debt secured by the Mortgage, or any part of the Mortgage. The Mortgagee will apply the sale proceeds to the debt secured by the Mortgage as stated above, plus interest on the amount due at the rate of 6.625% per annum; all legal costs and expenses, including attorney's fees allowed by law; and also any amount paid by the Mortgagee to protect its interest in the property.
