NOTICE OF MORTGAGE FORECLOSURE SALE Notice of foreclosure by advertisement. Notice is given under section 3212 of the revised judicature act of 1961, 1961 PA 236, MCL 600.3212, that the following mortgage will be foreclosed by a sale of the mortgaged premises, or some part of them, at a public auction sale to the highest bidder for cash or cashier’s check at the place of holding the circuit court in Monroe County, starting promptly at 10:00 a.m., on Thursday, April 2, 2026. The amount due on the mortgage may be greater on the day of the sale. Placing the highest bid at the sale does not automatically entitle the purchaser to free and clear ownership of the property. A potential purchaser is encouraged to contact the county register of deeds office or a title insurance company, either of which may charge a fee for this information. The Mortgage in default and being foreclosed is described as: Mortgage made by Global Builder Supply, L.L.C., a Michigan limited liability company as mortgagor, to Fifth Third Bank, National Association f/k/a Fifth Third Bank, an Ohio banking corporation, as mortgagee, dated January 17, 2014, and recorded January 23, 2014 in Instrument No. 2014R01242, Monroe County Records, Michigan (the “Mortgage”), as modified by Modification Agreement recorded on April 24, 2017 in Instrument No. 2017R09086, Monroe County Records, Michigan. The amount due on the Mortgage as of the date of this Notice is $107,310.95. This amount does not reflect the total amount due on the Mortgage for any prepayment obligation due, and some or all of the amounts paid by Lender to collect the debt or to protect its rights under the Mortgage or otherwise due under the Mortgage, and may not reflect all credits attributable to the loan secured by the Mortgage. The Mortgage contains a power of sale and no suit or proceeding at law or in equity has been instituted to recover the debt secured by the Mortgage, or any part of the Mortgage. The public auction described above may be adjourned to a later date; and the specific location within the place of holding of the circuit court where the public auction is held may be designated by the sheriff or deputy sheriff conducting the sale. All buildings and improvements now existing, being constructed, or hereafter constructed or placed theron, all of the rights, privileges, licenses, easements and appurtenances belonging to such real estate (including all heretofore or hereafter vacated streets or alleys which are about such real estate, all fixtures of every kind whatsoever located in or on, or attached to and used or intended to be used in connection with or with the operation of such real estate, buildings, structures or other improvements thereon or in connection with any construction now or to be conducted or which may be conducted thereon together with all building materials and equipment now or hereafter delivered to such real estate and intended to be installed therein; B.
